What is the biggest challenge in commercial real estate investing?

 The biggest obstacle is usually the down payment. Banks often cover 70–80% of the purchase price, leaving hundreds of thousands of dollars that many investors don’t have. Griffin’s Equity Boost Program helps overcome this barrier.

How does the Equity Boost Program work?

Griffin contributes the down-payment equity that banks won’t cover. For the person or operator who needs the down payment, this makes it possible to close on a property that would otherwise be out of reach. For our capital partners, their contribution earns a preferred return (the Feasible Rate) paid monthly, plus an exit bonus at refinance or sale, bringing the total return to an agreed rate over the term. All contributions are secured by the property, cash flow controls, and collateral protections.

Do I need to be an accredited investor to participate?

Not for our in-house partnership programs. We structure them as joint ventures, where all capital partners have ownership rights and voting rights on major decisions. For future public offerings (such as crowdfunding or Reg D raises), additional investor qualifications may apply.

How is Griffin different from a lender?

A traditional lender provides a loan that must be repaid with interest, regardless of how the property performs. Griffin Investments is different because we act as a true partner. We share in both the risks and the rewards of the project. Our contributions are tied to the property’s performance, and our partners have ownership rights and voting rights in the deal. This structure aligns our incentives with our partners and ensures that we are focused on making the project succeed together.
